I have tried Speedhome for 2 properties as a landlord. Yes, it is true that Speedhome finance always mixed up the properties and cannot handle more than 1 account, not sure what was the issue.

Potential Landlords (READ) :
1. Basic Insurance (1 month premium) only covers up to 80% for 2 months. Did not took the + package as it was not worth it, I remember around 2 months rental premium. OTR is another deductible amount monthly around 1.5% of rental.

Renewal of premium is required yearly and compared to traditional method, we just need to renew the tenancy agreement. If you get a good tenant, traditional method nets you more return in the long run.

2. Doors, windows, kitchen cabinet, toilet, WALLS, TNB, IWK, Cleaning damages are limited to maximum RM1,000 under inconvenience benefit.
3. Household Goods - Sofa, TV, Wardrobe, Bedsheet, Pillow, Curtains is subjected to depreciation / wear & tear. I bought the items on 2021 and only 1 item on 2020 and was subjected to 20% depreciation. So all the items claimed was paid only 80% and I have to cover additional loss from item 2 due to maximum 1K.

I do agree the quality of tenants from Speedhome is a hit-or-miss due to the zero deposit feature, hence I got issues 1 out of 2 properties I had.

Tenant ran away after 10 months. OTR (1.5% premium) covered 80% for 2 months before I had to make a police report. Subsequently, the hassle to take photos of the damage unit and go online to find all the small items to claim since the receipt was missing such as pillow case, bedsheet, dining table and chairs, wardrobe etc.

Submitted all the info to Afiqah (very responsive and a plus point), and it took me close to 1 month to get the claims approved due to my case requires an adjustor to come and ascertain/assess the damage since there are missing high value items and damages to household goods.

Overall after the paid out and calculations, I lost:
1.20% rental for 2 months and subsequently 100% for 1 month due to the wait for adjuster to view the unit and can't clean or touch any damaged items. Total 3 months 140% loss of rental + OTR monthly paid for 10 months.
2.20% depreciation cost to all my household goods.
3. Maximum deductible hit and lose another average 22% from there.

All in all, I lost 1.4 months of rental + 20% household goods depreciation + 22% loss from deductible. To be fair, if this was a normal 2+1+0.5 traditional deposit, I would have to top up 2x more to cover for the losses.

The hassle of police report, picture taking, itemization of claims, spending time to do them with our busy schedule is kinda taxing.

Hence I have decided to move 1 of my unit to traditional method to avoid these situations. Don't get me wrong, bad tenants are there but the risk of them eloping with the traditional deposit is much lesser after more than 10 years of renting out units with proper interview and background checks. Part of risk management anyway not to put all in Speedhome as I hate to do paperwork.

End of the day, I still incur losses for all these drama (even after the insurance payout) and would prefer if the tenant pay their dues and going on with their lives without drama hence a good night of sleep for everyone.

Overall, 3 stars for now and hope they improve further with deposit introduction to minimize bad tenant cases. Reading the reviews, there are quite a bit of bad apples when zero deposit is the main factor.

Been using Speedhome for a few years now and I am so far satisfied with the experience. They have been fair with the insurance coverage and it is processed speedily. Thank you to Brittney Celine for picking up my recent claim request and processing it speedily.

Feedback:
- There are feature issues within the platform. Would be great if we can have an avenue to provide direct feedback on this (and maybe get rewarded for helping to make Speedhome a better platform)

- Would be great if Speedhome can review increasing the limit cap for Inconvenience Benefit limit

I'm glad and really satisfied with Ms. Brittney Celine Dyhan Handoyo's prompt assistance in handling my claims. As soon as I submitted my claims, together with the required police report, photographs, quotations, utility bills, etc, Ms. Brittney did the needful and approved my claims without much delay. I will not hesitate to continue to engage Speedhome to arrange tenants for my residential premises because of their effective services. In fact, I've introduced some of my friends and they are happy too. Thank you very much Ms. Brittney & stay safe and well. Speedhome apps provide a professional open platform for renting service. It's convenient for landlord.

Also, the claim process is fast as the officer Brittney is very helpful and she always reply my email promptly.

Speedhome insurance claim team is fast at responding and always updating current status and estimated time. Very responsible and dedicated staff especially the one I am dealing with for my second property (Nur Afiqah Amirah binti Sahid). Very helpful and always reply email promptly. Keep up the good service and I am glad to use speedhome insurance.

So far so good and I'm satisfy with the services from Speedhome. Recently my tenant has "run away" and after discussing the matter with Mr Ahmad, he has help to make arrangment with the runner to check the unit and then provided me the related video/photos. I'm really appreciate to have those video/photos, as i can see the conditions of the apartment unit. Special thanks to Ahmad & Farhan from Operations Department, they did a very good job and very responsible.

My tenant direct break the tenancy contract and Brittney Celine Dyhan Handoyo help me on the insurance claim process.
Due to owner oversea which really not convenient on handling this kind of case.

Lodged a claim with speedhome. The Handler Brittney Celine Dyhan Celine Dyhan Handoyo was very responsive, proactive and helpful which definitely provides some form of reassurance to the landlord, although the turn around time by Allianz has some room for improvement.

2nd - sorry to say calculation rent i get not same like schedule table receivable i get.i felt like be scammed.not make sense trusted platform twisted after sales. Just like that

I take extended plus because of good feautures but sadly first months and 2nd month deduction and receivable for both parties looks like not same as agreed earlier on system

Its my first time using Speedhome.but so far the experience with them been great, with prompt response, especially Brittney from operations team has been exceptionally helpful.will continue to use them to rent out my properties.keep up the good work!
